The Old Barn
North Yorkshire
Refurbishment │ Rural │ Sustainability
This north-facing stone barn has been transformed from a tired conversion to a light-filled modern home, sensitive to its agricultural heritage.
A significantly improved internal layout, which avoided any need to extend or compromise other spaces
A new open plan kitchen / living space at the heart of the home, a larger utility, downstairs WC and dedicated plant area
The installation of a sustainable heating system - which takes advantage of the thick, well insulated stone walls - to provide a very comfortable, well heated home with lower energy bills
Opening up the kitchen / dining space has maximised natural light and enhanced the connection with the garden
A carefully crafted and cosy interior, which draws upon the building’s agricultural heritage but is suitable for modern living
A bespoke island and feature shelving, which are practical and provide character to the double-height central space
We carefully planned the build in stages to ensure our clients could remain living in the barn throughout the renovation works, but without risk of any abortive work
What our clients gained:
When we first visited this barn, quietly tucked away behind the main village, we could sense it’s potential. Converted into a home 20 years ago, it had solid bones, but needed modernising to serve the needs of its new owners.
Our remodelling plans focussed on a few simple changes which would have a big impact. Introducing a large opening between the kitchen and double-height dining space transformed the whole feel of the house, giving the once cosy but tired interior a new lease of life. We also implemented a new energy efficient heating system – an air source heat pump (discreetly located to the side of the barn) with underfloor heating throughout the ground floor.
We were introduced to the project soon after it was purchased, allowing us to be as valuable as possible. We put together a ‘masterplan’ so the works could be tackled in stages – meaning our clients could benefit from the most important elements of the design early, and continue to live in the barn throughout, without their budget being strained.
